Alchemy-ABR is planning a 28-story mixed-use development at 1484 First Avenue on Manhattan’s Upper East Side. The project, spanning 161,000 square feet and reaching 366 feet in height, will include 86 residential units and ground-floor retail. The developer also owns the adjacent site at 1482 First Avenue and has filed demolition permits, indicating plans for an additional 51-unit building, potentially bringing the total units across both properties to 137.
Alchemy-ABR acquired 1484 First Avenue for 20.8 m, 1482 First Avenue for 8.3 m, and spent over 10 m on development rights. Founded in 2015, the firm specializes in luxury condo projects.
