A joint venture between Flatiron Equities and Mequity Companies has acquired a Class C office building at 152 West 36th Street in the Garment District for $23.8 million, with plans to convert it into a 16-story self-storage facility. The project includes adding eight stories and will be operated by Manhattan Mini Storage. They secured a $50 million construction loan from Elsee Partners, alongside $17 million in equity from a family office. The existing 46,004-square-foot property, with M1-6 zoning, will feature 1,500 climate-controlled storage units across 75,000 square feet, set to open in spring 2026.
