475 Fifth Avenue in Midtown Manhattan

Aby Rosen’s RFR Holding secured a $160 million loan to recapitalize 475 Fifth Avenue in Midtown Manhattan, with financing from JPMorgan Chase and Citigroup. This replaces a previous $180 million mortgage and comes with additional equity from unnamed partners. RFR, in partnership with Penske Media Corporation — the building’s largest tenant — acquired the property in 2022 for $290 million. The 23-story office building is 90 percent occupied, and Rosen hinted at more deals coming soon. This move follows RFR’s recent $1.2 billion refinancing of the Seagram Building and extensions on loans for other properties.
