TYKO Capital, led by Adi Chugh, provided a $280M loan for Vanbarton Group’s residential conversion of 77 Water Street in Manhattan’s Financial District. Vanbarton purchased the 26-story office building for $95.5M from Sage Realty and plans to create up to 600 rental apartments in the 1970s-era tower. Eastdil Secured brokered the sale. Known for its flexibility and quick execution, TYKO has facilitated $5B in loans since its 2023 launch. Vanbarton is among the leaders in converting outdated offices to residential use, a growing trend bolstered by recent billion-dollar investments in similar projects.
