Vanbarton Group filed plans for a $65 m conversion of 77 Water Street in Manhattan’s Financial District, transforming the 26-story office building into a 33-story, 651-unit apartment building with amenities like a pool, spa, and meeting rooms. The project adds residential space totaling over 520,000 square feet, with office space on one floor but no retail. The property, purchased for 95.5 m from William Kaufman Organization and Principal Real Estate Investors, is backed by a 165 m loan from TYKO Capital. The building previously generated 29.1 m in revenue annually.
