Taconic Partners has listed its office tower at 817 Broadway, near Union Square, for sale or recapitalization. The 92% leased property has drawn interest from tech and venture capital firms, including tenants Inspired Capital and SDC Capital Partners. Following a $40 million upgrade featuring a modernized lobby and rooftop with 360-degree views, the building showcases enhanced amenities. Taconic acquired the property in 2016 for $109 million and refinanced it in 2021 for $125 million. Designed by George B. Post in 1895, the building was initially known as the Sprague Building. Newmark’s Adam Spies and Doug Harmon are marketing the asset.
