ABS Partners’ Randy Modell and Steven Hornstock secured city council approval for a nine-story, 380-unit mixed-use building at 2185 Coyle Street in Sheepshead Bay, with 95 affordable units and 43,600 square feet of commercial space. The deal originated from a unique arrangement with 92-year-old landlord Arnold Gumowitz, where ABS leased the property with an option to buy, contingent on rezoning approval. Land use attorney Richard Bass gained community support by adjusting the unit mix and planning for a supermarket.
