Aby Rosen’s RFR Holding is finalizing a $1.2 billion refinancing deal for the Seagram Building at 375 Park Avenue, one of the largest office refinancing deals of the year. The 38-story building, appraised at over $1.8 billion, will be refinanced with a four-year, fixed-rate CMBS loan from Morgan Stanley, Citi, and JPMorgan Chase, at a 6.25% interest rate. The loan will retire $1.15 billion in existing debt and fund reserves for landlord obligations. The Seagram Building has a 96% occupancy rate, boosted by recent tenant expansions, including Blue Owl Capital’s increased space.
