Jacob Schwimmer’s JCS Realty secured $165 million in financing from MF1 Capital for One38, a mixed-use project at 138 Bruckner Boulevard in the Bronx. The deal includes taking over $105 million in existing debt and adding a $60 million gap mortgage. The 579-unit building, which is currently leasing, includes 135 affordable units. Schwimmer acquired the ground lease from Montgomery Street Capital. Nearby, he has developed other rental properties, including a 215-unit building at 276 Grand Concourse.
