New York City is rezoning 42 blocks in Midtown South to enable housing projects up to 15-18 times their lot sizes and introduce Mandatory Inclusionary Housing (MIH) in Midtown for the first time. The initiative aims to create 9,700 homes, including 1,940–2,890 affordable units, with 781 units from office-to-residential conversions. The rezoning covers areas between 23rd and 40th Streets, bounded by Fifth and Eighth Avenues, transitioning manufacturing zones to residential use.
