Bruce Teitelbaum’s One45 project in Harlem has gained the support of Manhattan Borough President Mark Levine, contingent on key conditions. The plan includes two 34-story buildings with 968 apartments, 25% designated as affordable housing. A memorandum of understanding allows for the potential sale of one parcel to a nonprofit for a fully affordable building, doubling the affordable units. The Department of Housing Preservation and Development is in talks with Teitelbaum, with Councilmember Yusuf Salaam also involved. Despite community board opposition, the City Planning Commission and City Council must still review the project.
