Meshulem Twersky secured a $28.5 m refinancing loan from Golden Bridge Funding for two residential properties in Astoria, Queens, totaling 102 units across 75,640 square feet of built space. The properties, located at 31-59 Vernon Boulevard and 11-24 31st Drive, previously held $20 m in debt from S3 Capital. The loan price per built square foot is $376. Both properties, owned by MetroCap Partners, are under active development for 51-unit residential buildings. These projects, totaling 65,380 square feet, are part of the R7A-zoned lots with inclusionary housing potential. Samuel Teitelbaum and Haim Dadi signed for the borrower and lender, respectively.
