Nathan Berman’s Metro Loft Management and InterVest Capital Partners plan to convert the 1.2 million-square-foot office tower at 111 Wall Street into 1,300 apartments, with construction starting in mid-2025. The conversion is part of a growing trend of office-to-residential projects in Manhattan. Oaktree Capital, holding a $500 million mortgage on the property, agreed to reallocate funds initially intended for an office renovation. Berman is also working on converting other major office buildings, including the former Pfizer headquarters and 25 Water Street, both expected to add over 1,000 rental units each. Gensler will oversee the 111 Wall project.
