The Beechwood Organization has proposed a $400–500m redevelopment plan for Mastic Beach’s downtown in Brookhaven, spanning 37 acres and 140 parcels. The project includes 600 homes, 130,000 sq. ft. of commercial space, 2,300 parking spaces, and a new park, with $100m allocated for infrastructure. Housing will be a mix of rentals and owner-occupied units, with 20% designated as affordable. While Brookhaven officials support the plan, some residents express concerns about displacement and traffic.
