The Brodsky Organization, in partnership with GFP Real Estate and Sorgente Group, is moving forward with a residential conversion of the Flatiron Building. The project, expected to be completed by 2026, will transform the landmark into a 60-unit condominium with an additional 5,000-square-foot retail space on the ground floor. While the facade will see only minor updates, most work will be internal. The developers aim to utilize the building’s capacity for 100 condo units, averaging about 2,000 square feet each. The project follows a turbulent ownership transition, including an auction won by Jacob Garlick for $190 million, who did not proceed with the purchase, and a subsequent $161 million bid by Jeff Gural’s GFP.
