Tishman Speyer is pursuing a $2.65 billion bond sale to refinance its Hudson Yards office tower, The Spiral, at 66 Hudson Boulevard. The deal will repay $1.37 billion in construction loans and $216 million from EB-5 investors, fund tenant reserves, and return equity to sponsors, with $200 million in debt planned for future securitization. Designed by Bjarke Ingels Group, the 1,000-foot-tall, 2.8 million-square-foot building boasts a 94% occupancy rate with tenants like HSBC, Pfizer, and TPG.
